Kleinfelder is hiring a Corporate Real Estate Manager!

This position is responsible for collaborating with division leaders and area managers to identify leasing requirements and develop strategies to align with the Company’s business goals and objectives. The Corporate Real Estate Manager is responsible for managing all components from project initiation to successful transaction execution while fostering positive client relationships. The position is also responsible for real estate portfolio management and reporting functions.

 

This position will require travel (sometimes on short notice). The successful candidate will have excellent time management skills and a desire to work in a fast-paced environment.

 

Responsibilities:

  • Collaborates with appropriate division leaders to identify facility requirements.
  • Establishes and maintains strong working relationships with internal clients.
  • Understands the organization’s growth plan and provides detailed analysis leading up to leasing agreements.
  • Evaluates new requests and existing lease portfolio to identify solutions ensuring financial commitments are within approved real estate budget.
  • Provides market and demographic analysis for new transactions.
  • Leads negotiations for the real estate transaction with property owner/broker.
  • Prepares the recommendation/approval documentation for lease transactions for department management and ultimately for executive approval.
  • Finalizes negotiations of the real estate transaction.
  • Partners with legal counsel to ensure leasing agreements adhere to corporate directives. 
  • Identifies, develops and implements improvements to the transaction evaluation and management processes.
  • Develops and maintains ongoing reporting not limited to portfolio analysis, critical dates, dashboards, etc.
  • Provides financial information as it relates to lease operating expenses, reconciliations, cost management.
  • Reviews, audits and approves lease operating expense statements and reconciliations.
  • Serves as a key contributor to the annual rent/lease budgeting process
  • Manage office build-outs, moves, and space utilization initiatives.
  • Lead property exits, including asset removal, lease closeouts, and site restoration.
  • Oversee daily facility operations, vendor relations, and regulatory compliance.
  • Optimize real estate portfolio through budgeting, lease negotiations, and cost control.

 

Requirements:

  • Bachelor’s degree required. Master’s degree (i.e. MBA or Master of Corporate Real Estate) or equivalent preferred.
  • Experience: 8-9 years of related experience and knowledge of applicable laws and regulations required. 5 – 6 years commercial real estate experience required.
  • Must have the ability to interact at various levels (Senior Management to service vendors) with strong written and verbal communication.
  • Travel – 30 to 40%
  • Proficiency in Microsoft Windows operating systems
